How Commercial Real Estate Investing
Is Different From All Other Investments…
Commercial real estate investments have historically out-performed other investments when comparing returns. Here are some of the additional benefits commercial real estate provides(with RP Investments doing ALL the work for you through a full package deal)… that most traditional investments do NOT :
1. Cash Flow. You earn money each month -- starting at month one! (This income is paid to you quarterly.)
2. Principal Paydown. The amount of equity you own in the property is increasing each and every month… because the mortgage balance is being paid down -- by the rental income from the property.
3. Income Tax Savings. Despite you making money each month on these properties… you can actually show a loss because of allowable deductions such as interest payments and depreciation… which reduces your personal tax return. This saves you money in tax dollars.
4. Appreciation. Every year that you hold your property, it is increasing in value through internal and external forces such as astute management practices, property improvements, and growing marketplaces. 1. After RP Investments secures the property under contract, our team perform all the due diligence, inspections, financial audits, etc., and verify all the important details.
2. You will be sent an Private Placement Memorandum for review and we can walk you through the key aspects of the deal and discuss projections and strategies. Any questions you have will be answered prior to making any commitments or investing a cent.
3. Should you choose to invest in the opportunity, you will be become part of the Limited Liability Company that we create to own the property, and become an equity partner. You choose to participate in a teleconference call every quarter with our Asset Manager on your investment status.
4. You sit back, deposit your quarterly cash flow checks, and watch your investment increases in value.
5. When the property is sold (usually within 3-5 years), you are paid again on your share of the profits/appreciation.
6. Your investment can begin to compound as you reinvest in another deal while still profiting from the previous deal.
7. Cash out or repeat the process on a larger investment for greater returns.
